Buying a Home?

Existing Homes

Buying a home is often the biggest single investment you will make in your lifetime! Not only will it cost hundreds of thousands of dollars, but also you will most likely live in it day in and day out. Whether you are buying a small condo, brand new townhouse, or well-maintained mansion, the truth is no home is perfect.

In fact, a study by the U.S. General Accounting Office found that 67 percent of inspections identified problems to be addressed, and 29 percent of those problems identified would cost more than $500 to fix.

Having your new home professionally inspected by A Pro Team Home Inspections, can alleviate the fear & anxiety of the unknown and potentially save you from buying a "money pit" or spending hundreds to thousands of dollars paying for unexpected repairs that the seller could correct now.

New Construction

Owners of newly constructed homes are more likely to skip inspections  to their detriment...

According to the Daily Herald, the number of new-home buyers who filed construction complaints with the Illinois state attorney general's office jumped 40 percent between 2005 and 2006. And similar grievances lodged with the local Better Business Bureau rose 21 percent.

Even new homes are not immune to problems and you cannot rely on the municipal code inspectors as a catch all.  To their unfortunate surprise, many owners of brand new homes that passed code have experienced headaches like leaking pipes, improperly installed components like windows or roof coverings, and structural or safety issues.

During new home inspections, significant structural deficiencies and safety concerns, along with many less significant but important and potentially costly deficiencies are often found. In fact, according to a recent Consumer Reports investigation, 15 percent of all new homes sold -- approximately 150,000 a year -- have a serious defect.

Protect Yourself. Catch Problems Early. And Don't Close or Let Your Home Warranty Expire Without the Peace of Mind That You Deserve.

New construction inspections help you to identify existing and potential problems,  that could turn into disasters over time, while you still have the leverage to get the builder to correct them.

By working with A Pro Team Home Inspections, you can provide your builder with a thorough, written report of any defects to be corrected either before you close or before your 1 Year builder's warranty expires.

Selling your house?

"It's cheaper to fix it than to negotiate the price down. It's been suggested that for every $1 of identified repairs, the buyer would be looking for double that in price reduction."

Protect Yourself & Set the Stage for a Smooth Closing

With a Pre-Listing Inspection from A Pro Team Home Inspections, you can help protect yourself from non-disclosure claims and speed up the closing process. By identifying deficiencies in the property ahead of time, you can make the necessary repairs or disclosures and include them in the asking price. This helps to save you money from costs incurred in last minute contractor fees, avoid expensive price concessions and prevent these items from becoming stumbling blocks later in negotiations.

With a pre-listing inspection, you will also receive a customized one-page executive summary of the inspection report. You can provide this to potential buyers at the open house, communicating good faith in disclosure requirements and setting the stage for smooth negotiations.
